Should You Inspect Your Own Vancouver Home Before Selling It?
Yes! Sellers in Vancouver may choose to have their home inspected by a qualified Home Inspector before listing it for sale in order to gain a clear understanding of the mechanical condition of their property. But why is that?

Inspections performed on behalf of a seller are performed for a variety of reasons, including:
1. Increased Confidence in Negotiations – When purchasing a property in Vancouver, many buyers use a Subject to Inspection clause to protect themselves. Once a Buyer has completed their inspection, they will frequently try to use required or other repairs to renegotiate the accepted offer price on the property. A pre-list inspection allows the Seller and the Listing or Sellers Agent to identify any issues with the property and price it accordingly. In addition, the Sellers will have a good idea of the cost of any repairs that may be required.

So, if a Buyer tries to renegotiate the price based on the property’s problems, the Seller can have a realistic idea of the cost of the issues and negotiate accordingly.

  1. 2. The Marketing Influence of a “Problem-Free Home” – If a Seller is confident that the house has no issues or needs no repairs, the property can be realistically marketed as a problem-free house that does not require any repairs. This boosts Buyer confidence in the property and can be especially effective in a soft market with a lot of competition among Sellers.
